Applicants will be evaluated based on income (including Rental Voucher), rental history, and credit report details relevant to tenancy. No minimum credit score required. All applications reviewed equally under D.C. housing law.
1. Income Verification:
- Stable monthly income at least 40x the monthly rent (before taxes and excluding Vouchers). Acceptable proof: pay stubs, tax returns, offer letters, bank statements, or benefits statements.
Every occupant over the age of 18 must be on lease and submit their individual application
2. Rental History:
- Positive references from current and past landlords. No prior evictions in the last 7 years, unless the applicant (s) can demonstrate extenuating circumstances and ability to meet current rent obligations.
3. Credit & Consumer Report Review:
- We review credit reports for relevant information, including but not limited to:* Payment history on rent, utilities, or other recurring obligations. Outstanding debts in collections related to housing. Bankruptcies or judgments directly relevant to rental ability.
- We do not use a minimum credit score as a sole determining factor.
4. Criminal Background Check (if applicable):
- Evaluated in compliance with D.C. laws, including limits on how far back we may consider certain offenses.
